Bain Capital is taking a minority stake in Kahua, the construction technology platform that is betting its future on artificial intelligence for capital programs. The firm's Tech Opportunities fund is investing around $250 million in a deal that values the Georgia-based company at more than $1 billion, according to Bloomberg, citing a person familiar with the matter.
The investment makes Bain Capital the largest outside investor in Kahua. Kahua said its announcement ties the deal to a new milestone: $100 million in annualized revenue. Representatives for both Bain and Kahua declined to comment on the size of the investment.

A 10x valuation jump in seven years

The new valuation marks a dramatic step up for Kahua. Bloomberg reported that the company's last known valuation was roughly $100 million from a 2019 funding round, making the current round a tenfold increase in about seven years.
The minority growth investment will help accelerate Kahua's AI capabilities and product innovation work while attracting the talent needed for continued growth, CEO Scott Unger said in a press release.
“We’ve spent years building Kahua into the system organizations rely on to run their most complex programs and this investment validates that work,” Unger said in a statement.

Why Bain is betting on construction data

Kahua describes itself as an AI enterprise construction platform and a connected system of record: budgets, approvals, contracts and documents held in one controlled environment with defined permissions. The pitch is that AI is only as useful as the records underneath it, and that governed data is what makes AI workable inside the workflows where customers plan, manage and make decisions across an asset's life.
“Kahua has built the technology backbone for owners and delivery teams, connecting critical data across the full asset lifecycle — from funding and planning through construction and long-term operation,” said Philip Meicler, a partner at Bain Capital Tech Opportunities.
The company counts more than 2,500 customers and says its platform supports more than $400 billion in capital programs. It mainly works with the owners of large assets such as hospitals, government buildings and universities, including the Port Authority of New York and New Jersey, John F. Kennedy International Airport and the New York City School Construction Authority.

What the money builds

Kahua says the partnership will support go-to-market, customer success and talent development initiatives alongside its AI push. The next sign to watch, analysts say, will be how its AI features respect the access rules and audit trails that owners of hospitals, ports and school builders already depend on.
Bain Capital is a private investment firm with more than four decades of history and around $225 billion in assets under management. Its Tech Opportunities fund has 24 companies in its portfolio, including Axtria, Defense Unicorns and Finova.
For the construction technology sector, the deal underscores where investor money is flowing: not just toward the AI models themselves, but toward the systems of record that feed them governed, trustworthy data.
